Welcome to 99 Holly Lane, a rare 2.55-acre waterfront estate on Cocktail Cove offering 155 feet of frontage and approximately 4,853 sq ft in the main residence. Designed for waterfront living and entertaining, the home features a dramatic great room with vaulted beamed ceilings, stone fireplace, built-in bar and walls of glass overlooking the cove. Highlights include a first-floor primary retreat, expansive kitchen, sunroom, study, heated infinity-edge pool, outdoor kitchen and private dock. A separate 1-bedroom guest house and two-story barn complete this exceptional waterfront compound. Step through the double-door entry and the water is immediately in view. The great room was built for gathering, with vaulted, beamed ceilings, a floor-to-ceiling stone fireplace, built-in bar and a full wall of windows overlooking the cove. A glass-wrapped sitting area opens to the deck, while the dining area easily accommodates a crowd. At the heart of the home, the kitchen features a large granite island, custom cabinetry, double wall ovens and a breakfast area with French doors to the deck. Just beyond, a skylit sunroom surrounded by windows brings the gardens inside. A library-style study with custom built-ins opens directly to the waterfront through its own French doors. The first-floor primary suite is a private retreat with water views and a hallway of custom built-in closets leading to two full bathrooms connected by a tiled walk-in shower with multiple body sprays. The suite also includes a fitness room and cedar-lined spa room with built-in hot tub and infrared heat lamps above the bench, creating a dedicated wellness wing. A powder room and oversized laundry room complete the first floor. Just off the foyer, a sweeping spiral staircase rises to the second level, where three generously sized bedrooms are served by two full Jack-and-Jill-style baths connected by a shared shower, providing comfortable accommodations for family and guests. Direct attic access provides additional storage. A two-car garage completes the main residence. Outdoors, 99 Holly Lane truly comes alive. A heated infinity-edge pool with cascading stone waterfall and water slide sits steps from the river, surrounded by a multi-level deck and fully equipped outdoor kitchen with grill, sink and refrigerator. From long pool days to evenings overlooking the water, the property offers a true resort-at-home experience. For boaters, the waterfront setup is exceptional: 155 feet of frontage with a brand-new vinyl bulkhead being installed, private dock with electric, boat lift, jet-ski lift and pilings replaced in 2025, plus a riparian lease in place. The protected waters of Cocktail Cove open to the Toms River and Barnegat Bay beyond. Elsewhere on the property, a one-bedroom guest house with its own porch, kitchenette, full bath and French doors provides private accommodations for guests or extended family. A historic red two-story barn with an overhead door provides flexible space for boats, vehicles, workshop use, storage or a studio. For buyers seeking an even larger waterfront holding, adjoining 227 Chelsea Avenue is also available separately, offering approximately 1.68 additional acres with two cottages. Together, the properties create approximately 4.23 acres of waterfront property. Waterfront acreage offering this combination of scale, privacy, boating access, guest accommodations and recreational amenities is exceptionally difficult to replicate. 99 Holly Lane presents an opportunity to own a true waterfront compound on the Toms River.
